Leak Detection

A burst pipe can drop Hundreds of gallons into a home within an hour. The fastest moves are to stop the water, protect what you can and call a plumber who can open the wall and fix the split.
If the main valve is within reach, shut it, and then phone in.

Shut off the main water valve. In most Thornton houses it sits where the line enters, often in a basement or utility room. Open a faucet at the lowest point of the house so remaining water can drain.
If water reaches outlets, appliances or the electrical panel, do not step into it. Switch the breaker off only if you can reach it from dry ground, and otherwise call for help from a safe spot.
Move belongings out of reach, and photograph the damage before you start cleaning. Your insurer will ask for those photos.
Water expands when it freezes. A pipe in a garage, a crawl space or an outside wall can freeze overnight, and ice inside the pipe pushes against the walls until it splits. The pipe often leaks only after it thaws, which is when the flooding begins.
Pipes fail in other ways too. Old steel pipe corrodes, copper develops pinholes, and a high pressure setting stresses fittings. A burst in summer usually means a failed fitting or a worn pipe, not ice.
The cost varies with what broke and how much has to be opened to reach it. These are the main drivers.

Front Range weather swings fast. A mild afternoon can fall well below freezing by night, and a house that was fine at noon may have a frozen line by morning. Pipes in garages and in walls on the north side are the first to go.
If a pipe has frozen but not split, thawing it slowly can save it. Use a hair dryer or warm towels, never an open flame. Keep the faucet open so melting ice has somewhere to go, and call if you see water.
The plumber locates the split, cuts out the damaged piece and puts in new pipe and fittings. In an exposed basement ceiling this can take a short visit. Behind a wall or a ceiling, it also means opening drywall.
Ask whether the plumber will check nearby pipe for damage, since a freeze that split one section may have weakened others. A pressure test after the repair shows whether the system holds.
Insulate pipes in unheated spaces with foam sleeves, seal gaps where cold air enters near pipes, and disconnect garden hoses before winter. When the forecast is brutal, leave cabinet doors open along exterior walls and let one tap run in a thin stream.
If you leave for several days in winter, keep the heat on at a modest setting rather than turning it off. A shutoff of the main valve with the lines drained is the safest choice for a long absence.
Once the pipe is fixed, wet drywall, insulation and flooring need attention. Mold can start within a day or two in a damp space. Restoration runs on its own phone number and its own page, which explains drying, monitoring and what an insurer may want to see.
Confirm any plumber's license in the DORA online search before a major repair, and keep the invoice, photos of the damage and the old pipe section if you can. Insurers usually want that record when you file a claim for sudden water damage.

Shut off the main valve, open a low faucet, keep clear of electrical hazards and call the 24/7 line. Take photos before cleaning up.
No. A frozen pipe may be blocked with ice but still intact. Thaw it slowly and keep the tap open. If you see a crack or water, shut off the main and call.
Policies commonly pay for sudden water damage but not always for the pipe that failed. Read yours and tell your insurer early.
Growth can start within a day or two on damp material. Dry the space promptly, and bring in restoration help if drywall or carpet is soaked.
